Asbury Hills Condominiums in Auburn, AL Near Auburn University

Asbury Hills Condominiums, located at 2428 E. University Drive in Auburn, offer spacious townhome-style condos just a short drive from Auburn University. Built around 2000 to 2003, the community appeals to students, families, and investors looking for more space than many traditional student condo options.  There are a couple of restrictions to be aware of (lack of in-neighborhood Tiger Transit, occupancy limits) that buyers need to be aware of.  These are discussed in more detail below.

Location & Convenience

Easy Access to Campus

Asbury Hills is located off East University Drive, providing convenient access to Auburn University, downtown Auburn, shopping, dining, and everyday essentials.  It is important to note there is no Tiger Transit stop in Auburn Hills, but students could catch a shuttle on oe of the stops on N/ Dean Road or at the Auburn Mall.

Quiet Residential Feel

The community has a quieter neighborhood setting while still being close to major Auburn routes, making it a practical option for students, graduate students, professionals, and families.

Condo Features & Layouts

Spacious Townhome-Style Floor Plans

Most Asbury Hills units offer around 1,500 square feet with two-story layouts, 2 to 3 bathrooms, and functional living space that works well for roommates or owner-occupants.

Garages and Outdoor Space

Units include attached one-car garages, and many also feature private fenced patios, adding convenience and outdoor space that can be harder to find in some Auburn condo communities.

Community Amenities & HOA

Pool and Low-Maintenance Living

Residents at Asbury Hills have access to a community swimming pool. HOA fees are approximately $150 per month and typically include lawn care, exterior maintenance, and pool access.

Who Asbury Hills Is Best For

  • Parents buying for Auburn students who want more space
  • Graduate students or professionals wanting a quieter setting
  • Families looking for a townhome-style condo near Auburn amenities
  • Investors seeking long-term rental potential with possible short-term rental flexibility

Investment Potential

Appeal Beyond Traditional Student Housing

Asbury Hills attracts a wider buyer and renter pool than some student-only condo communities, including students, young professionals, families, and investors.

Short-Term Rental Possibility

With some restrictions, short-term rentals may be possible at Asbury Hills. The HOA and City allow short-term rentals, but the city's zoning restricts all rentals to no more than 2-unrelated occupants, so this might restrict STRs.  Buyers should review current HOA rules and local regulations before planning for Airbnb, VRBO, or game day rental use.

Pricing & Market Position

Asbury Hills is often a strong option for buyers wanting more square footage, attached garages, and a quieter setting compared to some closer-to-campus condo communities. Pricing can vary based on condition, updates, and location within the neighborhood.

    Looking Beyond Student Housing?

    Auburn Alabama neighborhood homes

While condos and townhomes are popular choices for Auburn students, they're not the right fit for everyone. Many buyers eventually decide they'd prefer a traditional single-family home, whether they're relocating to Auburn, working at Auburn University, looking for more space, planning for retirement, or simply exploring all of their options.

From newer communities in North Auburn to established neighborhoods closer to campus, there's a wide range of options depending on your goals and budget.

Many of these neighborhood guides also include HOA information, nearby shopping and restaurants, school zoning information, and current homes for sale.
