What to Look for When Buying Student Housing Near Auburn University

Investing in student housing near Auburn University can be a smart financial move, whether you're a parent buying for your child or an investor seeking rental income. Here’s what to consider:

 

Location is everything. Look for properties within walking or biking distance to campus, or along Tiger Transit routes. Proximity to restaurants, coffee shops, and downtown Auburn adds value and convenience.  Most listings will say if they are on a Tiger Transit route, or you can check out the routes here.

Safety and security matter to students and parents alike. Gated communities, well-lit areas, and security systems are major pluses.

Consider resale and rental potential. Complexes like Donahue Crossing, Creekside, and the Brookes are always in demand. Check HOA rules, tenant requirements, and short-term rental restrictions.

Maintenance and amenities make a big difference. Student tenants (and parents) often prefer move-in-ready units with updated kitchens, in-unit laundry, and amenities like pools, gyms, or study rooms.  Also check to see what is and isn't included in the HOA fees - like yard work, exterior maintenance, and utilities.
