Madison Park Condos in Auburn, Alabama
Madison Park is a 37-unit condominium community located at 1957 Wire Road in Auburn, just beyond Auburn University's College of Veterinary Medicine. It's a smaller community than some of the larger student developments around Auburn, with a layout that works well for parents buying for an Auburn student, investors, game day buyers, or anyone looking for a three-bedroom property with private bathrooms for each bedroom.
The community was developed in phases from roughly 2007 through 2010. Although Madison Park is legally a condominium development, most of the properties have the look and layout of two-story townhomes rather than apartment-style condos. You'll also find some freestanding condominium units within the community.
What You'll Find at Madison Park
The units in Madison Park are generally three bedrooms with three-and-a-half bathrooms, giving each bedroom its own private bath.
Most units have one bedroom and full bathroom downstairs, along with the living area, kitchen, laundry, and a half bath for guests. Two additional bedroom suites are upstairs. Some units also include an upstairs balcony, covered front or rear porch, or patio.
Homes generally range from approximately 1,400 to 1,600 square feet. Because Madison Park was built more than 15 years ago, finishes can vary quite a bit from one unit to another. Some properties still have more original finishes, while others have updated flooring, appliances, HVAC systems, paint, and other improvements.
The three-bedroom layout with a private bathroom for each bedroom works especially well for roommates, parents buying for their Auburn student, or investors looking for a student rental property.
Close to the Auburn Vet School with Tiger Transit to Campus
Madison Park sits along Wire Road, just beyond the intersection with Webster Road and close to Auburn University's College of Veterinary Medicine.
I wouldn't consider Madison Park a traditional walk-to-campus condo for most students. Its bigger transportation advantage is Tiger Transit. Madison Park is a stop on Auburn University's Wire Road route, giving students another option for getting to and from campus without driving and parking every day.
If you're comparing student properties in this part of Auburn, you may also want to look at Crossland Downs and The Brookes, which are also located along the Wire Road corridor.
Madison Park HOA and Maintenance
Because Madison Park is a condominium community, buyers should understand the difference between what the association maintains and what remains the individual owner's responsibility.
The association is generally responsible for the common elements and exterior portions of the development. That includes items such as roofs, exterior surfaces, drives, walkways, exterior lighting, parking areas, landscaping, and other common elements.
Owners are generally responsible for the interior of their unit and systems serving only that unit, including appliances, plumbing fixtures, HVAC equipment, electrical systems, and interior finishes.
The condominium fee is approximately $225 per month and generally includes water, sewer, trash, lawn care, exterior insurance, exterior maintenance, and common-area maintenance. HOA fees and included services can change, so buyers should verify the current amount and coverage before purchasing.
Buying at Madison Park for an Auburn Student
For parents comparing buying versus renting for an Auburn student, Madison Park has several practical advantages.
Each bedroom having its own bathroom works well for roommates, and the downstairs bedroom provides some separation from the two upstairs bedrooms. The floor plans also have a traditional living room and kitchen setup rather than the more apartment-style layouts you'll find in some student communities.
Tiger Transit is another important part of the location. Students can use Auburn University's Wire Road route to get to campus rather than relying completely on a car.

Rental, Investment, and Game Day Use
Madison Park works well for several different ownership strategies. The three-bedroom, three-and-a-half-bath floor plans are well suited for traditional student rentals, especially with each bedroom having its own private bathroom.
Short-term rentals are also permitted, which can make Madison Park attractive to buyers looking for a game day property that can potentially generate rental income when they're not using it themselves.
For an investment property, I'd still look closely at the individual unit's condition, furnishings, HOA expenses, location within the development, and rental history. Even though the basic floor plans are similar, updates and overall condition can vary quite a bit from one Madison Park condo to another.
Buyers planning to operate an Airbnb, VRBO, or other short-term rental should also verify current City of Auburn licensing and operating requirements before purchasing.
Parking, Pets, and Community Rules
Madison Park has resident and guest parking within the community. Some spaces are designated, while other parking areas are available on a first-come basis. Buyers and tenants should make sure they understand the current parking permit and towing rules.
Pets are permitted within the community subject to HOA rules, although individual landlords may have their own pet policies for rental units.
The association also has rules covering patios and balconies, exterior changes, storage, outdoor cooking equipment, window appearance, signs, trash, and use of the common areas. Buyers should review the current condominium documents as part of their due diligence.
What Buyers Should Know About Madison Park
Madison Park is fairly consistent in bedroom and bathroom count, but there are meaningful differences between individual units.
Some condos are attached townhome-style units while others are freestanding. Square footage varies, and some properties have larger common-yard areas, balconies, or different porch configurations. Interior condition can also range from mostly original finishes to extensively updated units.
For buyers who want a three-bedroom Auburn student property with private bathrooms, Tiger Transit, short-term rental flexibility, and less exterior maintenance than a traditional single-family home, Madison Park is one of the Wire Road communities I'd include in the comparison.
